CHECK-IN TIME IS AFTER 3:00 PM: Please plan your check-in
day so you arrive after 3 pm. Our hardworking housekeepers need every minute of the 10am - 3pm
window to ensure the cleanliness of your rental. For your convenience, from late-May to early-September, we have “Drive Through
Check-In” available in our parking area where you will be given a "Welcome Packet" along with keys
and directions to your unit.

CHECK-OUT TIME-BEFORE 10:00 AM: Please check out no later than 10am. Prompt
departure is necessary to prevent delay of guests checking in behind you. Upon check-out, please leave
dishes washed & put away, beds made, & property in orderly condition. Lock all doors & windows & bring keys back to the office. For your convenience, from late-May through early-September, we have “Drive Through
Check-Out” avail. in our parking area where you can drop off your keys & guest survey form.

FURNISHED RENTALS: All properties are fully furnished except for sheets and
towels (unless properties include linens... see below), soap, and paper products. There will be pillows,
bedspreads, and mattress pads on all beds; however most properties do not provide blankets. Sheets,
pillow slips, towels & washcloths are available to rent from
MONEYSWORTH RENTAL EQUIPMENT as well as
baby equipment, beach equipment, kayaks, bikes & much more. Equipment availability guaranteed with

COMPLIMENTARY LINEN PACKAGES: Take advantage of our luxury package by selecting a
rental that generously offers complimentary linens... at no extra cost to you! A complimentary Linen
Package includes sheet sets for every bed, towel sets for the total unit limit, as well as a Kitchen Towel Set and Bathmats
for each Full Bath. Complimentary Linens are not available during Spring/Fall/Off Seasons unless otherwise noted in
property description as some rentals offer them year round. Some rentals also have the Beds made as part of the Complimentary
Package and are noted in property description. Fresh linens will be delivered on arrival day. For 2012, ALL Rentals of 5 days or more
will receive the Complimentary Linen Package from Pre-Season through Post-Season (unless otherwise noted with year round linens).

LOCKED OWNERS CLOSETS: Most of our owners maintain a
locked closet for their own personal use. Please respect these closets, for
they are not to be opened.

RVs: RV's are not permitted to be parked at rental properties.

FAMILY GROUPS ONLY / OCCUPANCY LIMIT:We are instructed by our
Owners to rent to FAMILY GROUPS ONLY. A family group is defined as parents, grandparents, children
and extended family members vacationing in one home. A non-family group is defined as: unmarried
young adults, high school or college students, or any other group-type situation. Non-family groups
are asked not to apply for accommodations. ID’s must be furnished upon request. The leaseholder must
be at least 24 years old and understands that he/she must personally occupy the property for the entire
period. We lease homes without respect to the race, color, religion, sex, national origin, handicap,
familial status or sexual orientation of any party. Sandbridge Beach is a family-oriented community; therefore, loud parties
are absolutely prohibited. Occupancy AT ANYTIME for ANY REASON is limited to the number of persons
(including children) as described in house description. Misrepresentation, exceeding occupancy limit,
or loud house parties will result in Guests being asked to immediately vacate property without refund.

LONG DISTANCE TELEPHONE CALLS: You are welcome to make
local calls; however, please charge all long distance calls to your credit
card or home phone number. Do not direct dial or charge any call to a rental
unit. A $20 handling charge per billing period plus cost of call will be
collected on long distance calls. Only emergency phone messages will be
delivered to guests.

FIREPLACE/GRILLING: Fireplaces are prohibited from being used June - Sept. or in
high wind conditions. Please do not use grills on upper level of wooden decks.
|
|
ITEMS LEFT BEHIND: Neither Owner nor Siebert Realty is
responsible for items left at the property by guests. Please check for all personal items before departure. A minimum $20 fee is required to return by mail any items left.
|
|
HOT TUBS / POOLS: For health reasons, and for
your family's safety, all Hot Tubs and Pools will be cleaned and treated
after each weekly guest. For this reason, it may take up to 24 hours for the
Hot Tub to re-heat to the desired temperature upon your arrival. Outdoor Pools are available for guest's use for dates listed in the property description.
Warm water temperatures for "SOLAR HEATED POOLS" cannot be guaranteed and are subject to weather conditions (sunny/cloudy).

MAINTENANCE / REFUNDS: All equipment in each unit should
be in working order. Please report any inoperative equipment to our office
promptly. We will make every effort to have repairs made as soon as possible.
Owner & Agent shall have the right to inspect and make repairs during the
rental period. Guest shall be charged for any unecessary maintenance calls.
No reduction of rent, rebate, or refund will be issued for any mechanical
failure of air conditioning, major or minor appliances, public utility
interruptions, guest dissatisfaction, or for errors in brochure, website,
reservation aggreement including changes made by Owner in bedding, furnishings,
equipment, etc. There will be no refunds for inclement weather, including
hurricanes, however, there is a Travel Insurance Plan available and is
highly recommended.

NEW CONSTRUCTION:
New Construction is a part of Sandbridge as it is in other areas. If your rental unit is near
new construction, please know that Siebert Realty will do everything possible to contact the contractor
concerning noise, start times, etc. If there is a problem, however, no refunds or moves will be made.

ERRORS: Descriptions, rates, and property amenities
listed in this website and / or rental agreement or brochure are subject to change
without notice. Omissions, additions, or errors, as well as changes in
property bedding, furnishings, equipment, etc. may occur.

|
BEACH CONDITIONS/ACCESS: Due to changing coastal conditions,
Siebert Realty cannot guarantee the size or condition of beach, condition of
seawall, condition of public access stairs, or owner's private stairs to
beach at any given time. Sandbridge public access stairs / walkway locations
are listed on the "All About Sandbridge" page as well as
on the Sandbridge Beach street maps available on this website.

INDIVIDUAL UNITS: Every rental unit is privately owned
and reflects each owner's personal taste. Rental rates are usually based on
location, amenities, and quality of furnishings. Property reserved sight
unseen is represented by Agent as realistically as possible with
regards to space, physical condition and comparisons. We advise you to view interior photos
on this website if you have specific personal requirements or
are concerned with quality, for we will be unable to make substitutions or
refunds upon arrival.

UNFORESEEN CIRCUMSTANCES If for any reason your property
becomes unavailable, Siebert Realty reserves the right to move you to a
comparable property. Every effort will be made to place you in a property
that has a comparable location, accommodates the same number of
persons, and is within the same price range; however Agent cannot guarantee
availability or comparability of other properties. Owner and Agent are not
liable for any acts of God (nature) that would prohibit
or limit the use of the property.
