CHECK-IN TIME IS AFTER 3:00 PM: Please plan your check-in
day so you arrive after 3 pm. Our hardworking housekeepers need every minute of the 10 am - 3 pm
window to ensure the cleanliness of your home. For your convenience, from late-May through early-September, we have “Drive Through
Check-In” available in our parking area where you will be given a "Welcome Packet" along with keys
and directions to your rental unit.

CHECK-OUT TIME IS BEFORE 10:00 AM: Please check out no later than 10am. Prompt
departure is necessary to prevent delay of guests checking in behind you. Upon check-out, please leave
dishes washed and put away, beds made, and property in orderly condition. Lock all doors and windows and
bring keys back to the office. For your convenience, from late-May through early-September, we have “Drive Through
Check-Out” available in our parking area where you can drop off your keys and guest survey form.

S.O.S. GUIDEBOOK: For your convenience, each Siebert Realty
home is furnished with a "Secrets Of Sandbridge" Guidebook (we call it our
S.O.S. book) to help answer any questions you may have on your vacation.
Whether it be how to trouble shoot a small maintenance problem or where to
go on a rainy day, your S.O.S. Book has all the answers!

FURNISHED RENTALS: All properties are fully furnished except for sheets and
towels (unless properties include linens... see below), soap, and paper products. There will be pillows,
bedspreads, and mattress pads on all beds; however most properties do not provide blankets. Sheets,
pillow slips, towels & washcloths are available to rent from MONEYSWORTH RENTAL EQUIPMENT as well as
baby equipment, beach equipment, kayaks, bikes & much more. Equipment availability guaranteed with

COMPLIMENTARY LINEN PACKAGES: Take advantage of the newest luxury by selecting a
rental that generously offers complimentary linens... at no extra cost to you! A complimentary Linen
Package includes sheet sets for every bed, as well as towel sets for the total unit limit (this program
is not available during Off Season). Fresh linens will be delivered on arrival day. Beds are not made
unless otherwise noted in property description.

LOCKED OWNERS CLOSETS: Most of our owners maintain a
locked closet for their own personal use. Please respect these closets, for
they are not to be opened.

UNIT CAPACITY:
Occupancy at anytime for any
reason is limited to the number of persons (including children) as described
in the house description (exeption - infants).
|
RV's are not permitted to be parked at rental properties. For site availability
at Outdoor Resorts, call (757)721-2020.

FAMILY GROUPS ONLY: We are instructed by our owners to
rent to Family Groups Only. Fraternal, sorority, student or single groups
are asked not to apply for accommodations. Sandbridge Beach is a
family-oriented community; therefore, house parties are absolutely
prohibited and occupancy is limited to the number of persons as noted in the
house description. Misrepresentation, house parties, or exceeding the house
limit will result in guests being asked to immediately vacate the property
without refund.

LONG DISTANCE TELEPHONE CALLS: You are welcome to make
local calls; however, please charge all long distance calls to your credit
card or home phone number. Do not direct dial or charge any call to a rental
unit. A $20 handling charge per billing period plus cost of call will be
collected on long distance calls. Only emergency phone messages will be
delivered to guests.

FAX: $1 Charge for each faxed page (either sent from or
received at our Siebert Realty office). Our fax number is (757) 426-6212.

FIREPLACE/GRILLING: Fireplaces are prohibited from being used June - Sept. or in
high wind conditions. Please do not use grills on upper level of wooden decks.

ITEMS LEFT BEHIND: Neither Owner nor Siebert Realty is
responsible for items left at the property by guests. Please double check for all personal items before departure. A minimum $20 fee will
be required to return by mail any items left in property.

OUTDOOR HOT TUBS / POOLS: For health reasons, and for
your family's safety, all Hot Tubs and Pools will be cleaned and treated
after each weekly guest. For this reason, it may take up to 24 hours for the
Hot Tub to re-heat to the desired temperature upon your arrival. Outdoor Pools are not available for use during the Off Season.

MAINTENANCE / REFUNDS: All equipment in each unit should
be in working order. Please report any inoperative equipment to our office
promptly. We will make every effort to have repairs made as soon as possible.
Owner & Agent shall have the right to inspect and make repairs during the
rental period. Guest shall be charged for any unecessary maintenance calls.
No reduction of rent, rebate, or refund will be issued for any mechanical
failure of air conditioning, major or minor appliances, public utility
interruptions, guest dissatisfaction, or for errors in brochure, website,
reservation aggreement including changes made by Owner in bedding, furnishings,
equipment, etc. There will be no refunds for inclement weather, including
hurricanes, however, there is a Travel Insurance Plan available and is
highly recommended.

NEW CONSTRUCTION:
New Construction is a part of Sandbridge as it is in other areas. If your rental unit is near
new construction, please know that Siebert Realty will do everything possible to contact the contractor
concerning noise, start times, etc. If there is a problem, however, no refunds or moves will be made.

ERRORS: Descriptions, rates, and property amenities
listed in this website and / or rental agreement or brochure are subject to change
without notice. Omissions, additions, or errors, as well as changes in
property bedding, furnishings, equipment, etc. may occur.

OCEANFRONT PROPERTIES: Seawalls (or Bulkheads) are built on the east side of many
oceanfront homes for protection against severe coastal storms. Most oceanfront properties have direct
beach access with private stairs; however, if private stairs are not available, there are public city
access stairs sprinkled along the oceanfront every 4 or 5 houses (where beach conditions allow).

BEACH CONDITIONS/ACCESS: Due to changing coastal conditions,
Siebert Realty cannot guarantee the size or condition of beach, condition of
seawall, condition of public access stairs, or owner's private stairs to
beach at any given time. Sandbridge public access stairs / walkway locations
are listed on page 6 of our rental brochure. Public beach accesses are also
shown on the Sandbridge Beach street maps available on this website.

INDIVIDUAL UNITS: Every rental unit is privately owned
and reflects each owner's personal taste. Rental rates are usually based on
location, amenities, and quality of furnishings. Property reserved sight
unseen is represented by Agent as realistically as possible with
regards to space, physical condition and comparisons. We advise you to view interior photos
on this website if you have specific personal requirements or
are concerned with quality, for we will be unable to make substitutions or
refunds upon arrival.

IF DUE TO UNFORESEEN CIRCUMSTANCES your property
becomes unavailable, Siebert Realty reserves the right to move you to a
comparable property. Every effort will be made to place you in a property
that has a comparable location, accommodates the same number of
persons, and is within the same price range; however Agent cannot guarantee
availability or comparability of other properties. Owner and Agent are not
liable for any acts of God (nature) that would prohibit
or limit the use of the property.
