Prospective Tenant

Thank you for visiting Siebert Realty. Please review the following before proceeding to the rental application form.

  • The rental rates listed on the availability list are based on a six month minimum lease. At the owner’s discretion, three, four, and five month leases may be available at a higher rate.
  • There is a $40.00 non-refundable application fee for each person (or married couple) over the age of 18 who will be occupying the property. A separate application is required for each applicant (or married couple). The application fee(s) must accompany the application. If you are submitting your application over the internet, it will NOT be processed until the application fee(s) is received.
  • During "Season", you may preview properties for rent on Saturdays between 10 AM and 12 PM. We stop giving out keys at approximately 12PM. You may have up to 4 keys at a time, and it would expedite your visit if you would make your selection before coming in on Saturday. If it is not during “Season”, please contact our office to check availability on when the property can be viewed.
  • If utilities are not included, Dominion Virginia Power, Virginia Beach City Water and HRSD are put into the tenants' name and MUST remain on during the term of your lease. You may NOT change, intercept or interfere with the main telephone number for any reason.
  • Pets are allowed with owner permission only.
  • The application must be filled out completely, social security numbers, city, state and zip codes are very important. Please provide the names, addresses and phone numbers of your landlord(s) for the last 2 years. If you own your home; mortgage company information is required. If you are selling your home; listing agent information is required.
  • A copy of a "photo" ID is required on each applicant, driver's license or Military ID.
  • Military applicants must submit a recent LES (no older than 60 days). Civilian applicants are required to submit a copy of the your last 2 pay stubs. Self-employed applicants will be required to submit either 2 consecutive years of tax returns or 3 consecutive months of bank statements. If you are using any additional forms of income to qualify, please submit the document supporting that income (ex. child support- court order).
  • A security deposit equal to one month’s rent + utilities (if included) is required once approved. A certified check or money order in that amount must accompany your application. In the event your application is denied, and another property does not meet your specifications, your entire deposit will be refunded to you with a Siebert Realty check. Once approved, a certified check or money order, equal to one month’s rent, is required.
  • Linens are not provided for Winter Rental properties. Please bring your bath towels, kitchen towels, and sheets. (Pillows and comforters are provided)
