Rental Information & Policies

Payments:

After placing your reservation you must remit at least 50% of the Rental Amount + Optional Travel Insurance. You will have five (5) days to return a signed copy of your lease along with your payment or your reservation will automatically be cancelled without further notice. Your final payment is due 30 days prior to arrival. This payment includes: The Balance of Rent + Taxes. Call about our VACA-LAY-AWAY Plan .

Method of Payment:

To confirm your reservation, we accept Personal Checks, Cashier's Checks, Money Orders, Wire Transfers, and online payments via Credit Cards (MC / VISA / DISCOVER / AMEX) or Electronic Check. Payments must be received by the due date indicated on your lease agreement. If paying by Credit Card or Electronic Checking, click on the Make A Payment box on our home page at www.siebert-realty.com. Credit Cards are processed by a third party. Personal Checks are accepted only when payment is received 30 days prior to arrival. $30 will be charged for all returned checks. If you prefer to wire funds directly from your account, please contact our Rental Department. **For Canadian Guests paying by Check: please make sure your check is drawn on a U.S. Bank, or certified U.S. Funds, If a reservation is made less than 40 days from arrival, the Total Balance is due in full and payment must be received within the following time frames: Reservations placed from 40 to 15 days from arrival: Certified funds (Cashier's Check, Money Order), Credit Card (MC / VISA / DISCOVER / AMEX) or Cash payment due within 2 Days. Reservations placed 14 days or less from arrival: Certified funds (Cashier's Check, Money Order) or Cash ONLY due within 1 Day. Agent reserves the right, in its sole discretion, to require a specific payment method.

Refundable Security Deposit:

A Refundable $500 Security Deposit is required on all rentals in excess of 21 days but less than 90 days. Our staff will inspect each unit after it is vacated and if retention of any funds from deposit is necessary due to damage or additional cleaning, a copy of the documentation will be sent to Guest. Guest will be responsible for all damages to include but not limited to: missing articles; excessive cleaning; wear and tear due to exceeding the occupancy limit specified; furniture moved from room to room; not checking out on time; long distance phone calls; etc. It is not our intent to retain anyone's deposit; however, cost of any preceding acts, at Agent's discretion, shall be charged to Guest. If cost of damage exceeds the Security Deposit amount listed above, Guest is fully responsible and will be billed for the additional charges. If there is no unusual cleaning required or damage of any kind incurred by Guest, Security Deposit will be fully refunded by mail 45 days after departure date.

Optional Travel Insurance:

Travel Insurance is an optional program – click here to view plan details. The Travel Insurance fee will be listed on your lease. Please indicate if you wish to purchase the insurance or not so you will see the correct payment information. This insurance covers cancellations due to “unforeseen circumstance” such as unexpected illnesses, deaths, or mandatory evacuations in the event of a hurricane. Once again, this plan is completely optional and should be purchased when making your first payment to provide protection for your vacation investment. Pets:

Most properties do not accept pets and they are not allowed in any of our condos. However, those that do are indicated with a pet icon & require a non-refundable pet fee of $100 (for each pet / limit - 2 pets) to aid in cleaning/fumigation expenses. No pets are allowed without Agent's specific written approval in advance & pet fee paid. Any unauthorized pet on premises shall result in automatic forfeiture of all monies paid and immediate eviction without refund. Pets must be kept on cottage premises. City ordinance prohibits pets being walked without a leash or running loose on beach. From Memorial Day to Labor Day pets are only allowed on the beach before 10am and after 6pm. Please clean up and dispose of any mess your pet makes on the beach as well as around the rental property. All tenants, including pets, should be cognizant of the efforts in keeping Sandbridge a peaceful community, please keep noise down after 10 PM.

Guests seeking to bring assistance animals into properties may request an accommodation for the assistance animals on the Assistance Animal Request Addendum. The Assistance Animal Request Addendum must be completed and submitted sufficiently in advance of the commencement of the rental to allow Agent and Owner a reasonable period of time to evaluate the information set forth in the request. Any misrepresentation, omission or other falsehood on the Assistance Animal Request Addendum will be a material breach of the Siebert Realty Lease Agreement and subject Guest to automatic forfeiture of all monies paid and immediate eviction from the property.

Cancellations:

All cancellations must be in writing (email is acceptable). All monies paid by guest, less a cancellation fee of 18% of the total rent plus any non-refundable fees, will be refunded ONLY IF the property is re-rented for the same rate and time. If the property is not re-rented, guest will not receive a refund regardless of the reason. Any change or transfer on a confirmed reservation will be subject to a $40 transfer fee provided the original reservation is re-rented for same rate and time. Travel Insurance is available and highly recommended.

2025 Early Reservations

Repeat Guests:

As a courtesy to our repeat guests with a confirmed 2024 reservation (with 50% paid), you may call and reserve the same house and week for 2025 on or before May 31, 2024. Simply give us your 2024 reservation number when you call. (Guests with an Easter Week reservation may reserve Easter Week for the following year even when it is a different week.)

General Public:

Beginning June 1, 2024 on a first-come, first-serve basis, you can reserve any beach home or condo for a week in 2025.

Early Reservations Payment Options:

If the 2025 rate is known at the time the reservation is placed, you have the option to pay within 5 days:

  • Vaca-Lay-Away Plan 20% down (+Optional Travel Insurance) and the balance is divided into equal monthly payments
  • 50% Down (Rent + Optional Travel Insurance)
  • 100% payment in full (+Optional Travel Insurance)

CHECK-IN TIME IS AFTER 4:00 PM:

Please plan your check-in day so you arrive after 4 pm. Our hardworking housekeepers need every minute of the 10am - 4pm window to ensure the cleanliness of your rental. To ensure a smooth arrival, please keep an eye out for an email or text the week before your arrival date. This message will include important details about how to obtain the code for keyless entry (available in many of our rental homes), as well as information about Wi-Fi and other useful tips. If your rental property does not have keyless entry or if you are checking in at one of our condos, you will receive an email the week prior to your arrival date instructing you to come to our rental office at 601 Sandbridge Road. Here, you will receive a Check-In Packet containing your keys and helpful information about the area. We want to make your arrival as stress-free as possible, so during the summer months we extend our office hours until 6pm on Saturdays to accommodate later arrivals. For those who arrive after hours, our lobby is open 24/7 year-round for your convenience.

CHECK-OUT TIME-BEFORE 10:00 AM:

Please check out no later than 10am. Prompt departure is necessary to prevent delay of guests checking in behind you. Upon check-out, please leave dishes washed, put away, and property in orderly condition. Lock all doors, windows and if your property required keys for entry, please drop the keys off at our office by 10AM.

FURNISHED RENTALS:

All properties are fully furnished except for soap and paper products. There will be sheets, pillowcases, pillows, bedspreads, and mattress pads on all beds; a blanket will be provided for every bed but extras are not provided. Baby equipment, beach equipment, kayaks, bikes & much more are available to rent from MONEYSWORTH RENTAL EQUIPMENT. Equipment availability guaranteed with advance notice. COMPLIMENTARY LINENS:

Complimentary Linens with beds made are provided for all taxable guest reservations! In addition, towel sets for the total unit limit (bath towel, hand towel and wash cloth), a Kitchen Towel Set (2 towels), and a Bathmat for each Full Bath are provided.

LOCKED OWNERS CLOSETS:

Most of our owners maintain a locked closet for their own personal use. Please respect these closets, for they are not to be opened.

RVs:

RV's are not permitted to be parked at rental properties. For site availability at Outdoor Resorts, call (757)721-2020.

FAMILY GROUPS ONLY / OCCUPANCY LIMIT:

We are instructed by our owners to rent to Family Groups Only. Fraternal, sorority, student, or single groups are asked not to apply for accommodations. Sandbridge Beach is a family-oriented community; therefore, house parties are absolutely prohibited! Per the Short Term Rental Zoning Ordinance issued by the City of Virginia Beach, the occupancy limit (number of persons to include children 4 years & older) in a rental property cannot exceed the number of bedrooms times 3. Some properties have a lower occupancy than the ordinance will allow, and it is listed in the property description. We lease homes without respect to the race, color, religion, sex, national origin, handicap, familial status or sexual orientation of any party. The leaseholder must be at least 24 years old and understands that they must personally occupy the property for the entire period. ID's must be furnished upon request. Misrepresentations, house parties, or exceeding the house limit will result in guests being asked to immediately vacate the property without refund.

BEACH RULES:

Driving on the beach, bonfires, glass containers and/or alcoholic beverages, and fireworks are not permitted by Virginia Beach City Ordinances. Swimmers always have the right-of-way over surfers. For your own safety, it is unlawful to swim more than 50 yards from shore. Please keep our beaches clean by doing your share to remove your litter before leaving the beach. Virginia Beach no longer allows personal items to be left on the beach unattended at any time. City employees will be removing and disposing of these items daily. These items include, but are not limited to, tents or canopy structures, chairs, umbrellas, coolers, boats, surfboards, and personal items. These items will need to be taken off the beach daily to avoid disposal. Replacement cost of locally leased beach equipment that is taken by the city in this manner will be the responsibility of the lessee.

PARKING:

Most properties at Sandbridge are within walking distance of the beach. However, if you wish to visit a section of Sandbridge not in your immediate area, parking along Sandfiddler and Sandpiper Road is not allowed except from the 3200 block to the 3600 block of Sandfiddler Road. There is also some additional parking on side streets. The City of Virginia Beach operates three parking lots in Sandbridge and they offer both daily and weekly passes. Two parking areas are located near the Sandbridge Market, and the third is located at the southern end of Sandbridge at Little Island Park.

TELEPHONE SERVICE/FAX/MAIL:

Most rental properties have a long distance block in place; however, local and 1-800 number calls are free. Faxes may be sent to and from our Siebert Realty Office. Siebert’s fax: (757) 426-6212. UPS, FedEx, and USPS services are available nearby at Pak Mail on General Booth Blvd.

FIREPLACE/GRILLING:

Fireplaces are available for guest use from October through April unless otherwise noted in description and should not be used in high wind conditions. Please do not use grills on upper level of wooden decks.

ITEMS LEFT BEHIND:

Neither Owner nor Siebert Realty is responsible for items left at the property by guests. Please check for all personal items before departure. A minimum $30 fee is required to return by mail any items left.

HOT TUBS / POOLS:

For health reasons, and for your family's safety, all Hot Tubs and Pools will be cleaned and treated after each weekly guest. For this reason, it may take up to 24 hours for the Hot Tub to re-heat to the desired temperature upon your arrival. Outdoor Pools are available for guest's use for dates listed in the property description. Some Pools are heated by a solar system and they typically have the potential for the water temperature to get 8-12 degrees warmer than an unheated pool. The maximum temperature is dependent on consistent warm, sunny weather during the day and a relatively small night-time temperature drop. We cannot guarantee any particular water temperature and no refunds will be made for uncomfortable swimming conditions.

MAINTENANCE / REFUNDS:

All equipment in each unit should be in working order. Please report any inoperative equipment to our office promptly. We will make every effort to have repairs made as soon as possible. Owner & Agent shall have the right to inspect and make repairs during the rental period. Guest shall be charged for any unnecessary maintenance calls. No reduction of rent, rebate, or refund will be issued for any mechanical failure of air conditioning, major or minor appliances, public utility interruptions, guest dissatisfaction, or for errors in brochure, website, reservation agreement including changes made by Owner in bedding, furnishings, equipment, etc. There will be no refunds for inclement weather, including hurricanes, however, there is a Travel Insurance Plan available and is highly recommended.

NEW CONSTRUCTION:

New Construction is a part of Sandbridge as it is in other areas. If your rental unit is near new construction, please know that Siebert Realty will do everything possible to contact the contractor concerning noise, start times, etc. If there is a problem, however, no refunds or moves will be made.

ERRORS:

Descriptions, rates, and property amenities listed in this website and / or rental agreement or brochure are subject to change without notice. Omissions, additions, or errors, as well as changes in property bedding, furnishings, equipment, etc. may occur.

BEACH CONDITIONS/ACCESS:

Due to changing coastal conditions, Siebert Realty cannot guarantee the size or condition of beach, condition of seawall, condition of public access stairs, or owner's private stairs to beach at any given time. Sandbridge public access stairs / walkway locations are listed on the "All About Sandbridge" page as well as on the Sandbridge Beach street maps available on this website.

INDIVIDUAL UNITS:

Every rental unit is privately owned and reflects each owner's personal taste. Rental rates are usually based on location, amenities, and quality of furnishings. Property reserved sight unseen is represented by Agent as realistically as possible with regards to space, physical condition and comparisons. We advise you to view interior photos on this website if you have specific personal requirements or are concerned with quality, for we will be unable to make substitutions or refunds upon arrival.

UNFORESEEN CIRCUMSTANCES:

If for any reason your property becomes unavailable, Siebert Realty reserves the right to move you to a comparable property. Every effort will be made to place you in a property that has a comparable location, accommodates the same number of persons, and is within the same price range; however Agent cannot guarantee availability or comparability of other properties. Owner and Agent are not liable for any acts of God (nature) that would prohibit or limit the use of the property.
